If you are in the process of looking for a home, I urge you to use the tool below to search the actual Carolina MLS.  It may look confusing at first, but it's very easy to use.  You are not required to fill in every field to do a search.  Start on the right side of the form, under Price.  Enter a range such as 80-150, there is no need for commas or trailing zeros, the system fills that in for you.  To enter a specific maximum amount, simply type in 200-, the system will give results for everything under $200,000.  Or vice versa, 250+, would give you results for everything over $250,000.

Next, you can narrow your search by entering the number of bedrooms, using the same format as above.  For example, 3+ will search for homes with at least 3 or more bedrooms, where 3- will search for homes with 3 or less bedrooms.  Do the same for bathrooms.  You can select the Category of property you prefer, whether Single Family, Commercial, Condo, etc., which will populate the Type field (1 story, 2 story, etc.)  Lastly, if you wish to enter a specific City or County.  That should be all you need to get started.

Need To Sell Your Home

If you're interested in selling your home, you've more than likely researched tools online to get a value on your home.  Sites like Zillow, Trulia, all offer tools where you type in your address to get a home valuation.  However, you can't be 100% sure of the value being accurate.  To get an accurate result, a lot of factors need to be taken into consideration.  Starting with the tax evaluation of your home, you then calculate any and all improvements that have been made to your home.  Measurements should be verified.  Determinations on what is considered total 'heated living area'.  Then within a reasonable 5 to 10 mile radius of your home, what have other homes sold for that are comparable to yours.  What are the differences in those home compared to yours.  

This is what is called a "Comparable Market Analysis" or CMA for short.  The only way to determine the current value of your home is to do a CMA.  Those websites who claim to give you the value, have no idea what improvements have been made to your home.  There's no way those estimates are accurate.

I always provide CMA's at no cost to my clients.  All it takes to get started is your address.  I do a lot of the preliminary work before ever visiting your home.  When I do visit, you can show me around and I'll ask questions as we go.  I'll mention things you may wish to consider offering a potential buyer, and then I'll come back and work up the actual CMA of your home, and it is absolutely free of charge.  It's not an appraisal, but an accurate estimate of what your home should sell for on today's market.  It couldn't be any easier.  For questions or to simply send me your address with a request for a CMA, click here to use my Contact Form.


Seniors Needing To Downsize And Sell Your Home

With caregiver experience under my belt, one of my passions is to work with and help senior citizens and their families navigate the maze of financial and emotional issues that accompany the sale of the home.  Serving in this role has given me first-hand understanding of elder care needs, the fears they face in selling a home they've lived in 40 or 50 years, the safety aspects of living alone, downsizing hurdles, and transitioning to a more supportive environment.  I work to put seniors at ease, explaining every step of the process in plain english, listening to their concerns and helping the family to address some important issues.  

Some people have a misunderstanding about senior communities.  There are at least 3 different types, the first being a retirement community that offers independent living and an active lifestyle to enjoy retirement without having the worry and struggles of owning a home.  Second, are the assisted living facilities, that offer assistance with general daily activities, and lastly the nursing home facilities.  This is what most senior citizens think of when a family member mentions a retirement community and frankly, it is frightening.  I have printed information I can provide to the senior helping them to understand the advantages of downsizing and moving into a more enjoyable lifestyle.  Contact me if I can assist you in any way.
